New Rent Cap Law in Washington: Download Your HB 1217 Compliance Checklist

With the passage of House Bill 1217, the state has introduced its first-ever statewide rent increase cap. Now more than ever, it’s critical for landlords to understand what’s allowed—and what could land you in hot water.

Under HB 1217:

  • Rent increases are capped at 7% + inflation (CPI), with a maximum of 10% per year
  • No rent increases are allowed in the first 12 months of a tenancy
  • A 90-day notice is required before any rent hike
  • Certain exemptions apply (e.g., new construction, owner-occupied units)

Cities like Seattle still enforce stricter rules, including a 180-day notice requirement and relocation assistance for qualifying tenants.
